You pay a registration fee that is calculated as closely as possible to the date of your lease agreement. For example, if you move in the autumn, you will pay less than if you move in the spring. From the second year on, you pay an annual premium based on the amount requested as a guarantee by your property management company or landlord.
If you choose a deposit to form part of your rental guarantee, your annual premiums will be lower. If you decide to deposit the full guarantee amount into an account, your application fee will be CHF 50, then CHF 20 every year thereafter.
From the second year on, what you pay depends on the amount requested by your property management company or landlord. 5% of 3 months' rent + CHF 20 (administration fee) + Federal stamp duty

For an apartment with a rent of CHF 1,300/month and a lease agreement starting in July: rental guarantee = 3 * CHF 1,300 = 3,900 first premium: CHF 120 annual premium from the 2nd year = (5% x 3,900) = 195 + 20 +10.75 = CHF 226
For an apartment with a rent of CHF 1,300/month and a lease agreement starting in July: rental guarantee = 3* CHF 1,300 = 3,900 You pay CHF 1,000 as a deposit first premium: CHF 120 annual premium from the second year on: 5% x (3,900 - 1,000) = 145 + 20 + 8.25 = 173 You can withdraw the deposited funds at any time or make an additional deposit. We will adjust your premium accordingly.
For an apartment with a rent of CHF 1,300/month and a lease agreement starting in July: rental guarantee = 3 * CHF 1300 = 3,900 You decide to pay your full rental guarantee amount as a deposit deposit: CHF 3,900 first premium: Take 50.- annual premium as of 2021: Stay 20.- You can get the deposited money back at any time. We will adjust your premium accordingly.
